The Halls Head Central Shopping Centre, owned in partnership by Federation Centres and ISPT, is a $45M expansion project substantially increasing the size of the existing centre to over 19,000m2 from 6,000m2.

The project encapsulates a refurbishment of the existing centre and an expansion of 13,000m2 of mixed retail use. The expanded centre comprises a new Kmart store, new Aldi supermarket, over 6,000m2 of specialty retailers and an alfresco casual dining precinct. The car park will be increased by the construction of 600 new car bays.

Insight Project Services were engaged to provide project management services from concept design phase through to the completion of the centre in March 2016.

 

Warnbro Centre

Our Role
Project Manager and Superintendent, Tenancy Coordination

Warnbro Centre is located 50km south of Perth’s CBD. The centre contains 43 specialty retailers along with both a Coles and Woolworths supermarket totalling 11,285m2 of GLA and 740 car parking bays.

Federation committed to an extensive expansion of the centre totaling over 9600m2 of additional GLA.

The redevelopment incorporate a new Big W of 7,000m2 and additional specialty retail of 2,600m2 along with an additional 300 car parking bays, some of which was provided via a roof top car park on the new Big W.

The expansion is serviced by new travelators and a lift from the deck car park.

The project included works to the existing centre such as refurbishment of existing amenities; repaint existing malls and passages; upgrade to mall lighting; new signage; upgrade existing mall entries; upgrade mall furniture; and a new centre management office.

The project was finished on time and lauded by Federation as an outstanding success.

AMP Capital secured Apple as a key tenant early in 2012.

Insight were engaged by AMP Capital off the back of the good work we were providing for the Ocean Keys Shopping Centre project to manage the base building (Lessor) obligations of the Agreement for Lease with Apple. The project was fast tracked and achieved DA within 6 weeks of commencing design and a Building Permit four weeks thereafter. The Lessors scope included: removal of a 3 storey lift, infill of slabs and reclamation of mall for retail space, alteration and removal of the major feature staircase in front of the Apple store, a new 27 person lift, reconfiguration of 4 existing tenancies to create 3 new, including one 1,000m2 tenancy for Apple.

The project required extensive after hours works in the heart of a major operational shopping centre with an extremely aggressive program.

 

Ocean Keys Shopping Centre

Ocean Keys Shopping Centre is located in Clarkson, approximately 40km North of Perth and is a key AMP Shopping Centre asset in WA.

The $75M expansion of the existing centre includes the construction of 14,000m2 of new floor space including a new Target store; 2 new mini majors; a new food precinct; over 40 additional speciality retail tenancies; 10 new apartments; and a new multi level car park with over
1,200 car bays.

The project required the centre to remain operational during the 22 month construction and fitout programme resulting in the preparation by Insight of a detailed construction staging programme and methodology prior to the commencement of design works. This approach enabled the design team to carry out documentation to align with the construction staging methodology.

 

 

Masters Home Improvement Stores

Insight Project Services have managed the delivery of 8 new Masters Home Improvement Stores across the Perth metropolitan area since our appointment in 2011. All of
these commissions were negotiated re-appointments.

Each Masters Home Improvement Project is circa $17M inclusive of siteworks and each includes approximately 13,200m2 of floor space covering garden centre, trade and retail areas, loading docks, offices, amenities, parking for approximately 320+ cars and all other associated items.

Insight’s role extended to include fitout liaison and transition, tenancy coordination for perimeter tenancies where they are provided and external roadworks management.

The appointment of IPS occurred at a critical time in the early roll out phase of the Master’s stores and your team excelled in their management to ensure we could still meet our opening deadlines. John Young, Development Manager, Masters Home Improvements

Park Hive Shopping Centre

The Park Hive Shopping Centre is a small community shopping centre built on a greenfields site off Russell Road approximately 20km south of Perth.

The Centre includes a Cafe, Pharmacy/Surgery, Newsagent and an 800m2 IGA Supermarket.

The overall Centre is approximately 1,300m2 and includes 69 onsite car bays, associated malls, amenities, refrigeration and loading dock.

The Project was successfully completed on time and without incident for a private developer.

Insight Project Services (IPS) made significant contributions to these projects and your creative solutions and ability resolve issues resulted in both projects being delivered to our satisfaction and on budget.
