The Leederville Hotel Redevelopment is part of a major precinct upgrade to Leederville town centre, to improve the multivenue hospitality offerings of the iconic Leederville Hotel site with a new main entry on the Newcastle Street frontage, new landscaped Piazza, and a new double volume Restaurant with tenancies backing onto the new laneway created to the north of the site flanking the ABN building development.


The project presented complex challenges with existing site conditions and operational restraints, and a very tight program. IPS have worked closely with Hesperia Property Group and the Hotel management to deliver this iconic new venue for the heart of Leederville, which is expected to be complete and trading before spring 2021.


The project scope comprises minor demolition works, refurbishment works and design and construction of new facilities including the following:


  • Demolition of Blue Flamingo Bar
  • Refurbishment of Bills Bar
  • Creation of an ‘Inner City Cellar Door’ bar area
  • Upgrade to the main entry including a new lift and decking to Level 1
  • Construction of new Piazza and landscaping.
  • Construction of ‘The Shed’ Restaurant, new retail tenancy [DS] facing the new laneway
  • Construction of new F&B kiosks and upper level terrace above the kiosks.
  • Refurbishment to the Garden Restaurant and kitchen.
  • New passageway to connect Bills Bar and the Garden Restaurant.
  • Upgrade to customer amenities
  • Replacement of roof sheeting and installation of new 30kWh Solar PV System and A/C System
